Asana Partners Acquires The Arboretum in Austin
~200,000 SF neighborhood center is positioned within Austin’s dominant retail corridor
AUSTIN, TEXAS (February 4, 2026) — Today Asana Partners announced the company has acquired The Arboretum, an open-air neighborhood center at 10000 Research Boulevard in Austin. The 197,105 square-foot property is in the affluent Great Hills neighborhood, minutes from downtown Austin and convenient to Loop 360, U.S.183, and the MoPac Expressway.
Asana Partners will make physical improvements at the property, introduce activations for community engagement, and craft a merchandise mix that caters to nearby residents. Changes are designed to reflect the surrounding neighborhood and reestablish The Arboretum as a Class A, premier shopping destination. Site work will begin this summer with completion slated for early 2027.

In addition to refreshing the property, Asana Partners’ placemaking updates build on The Arboretum’s park-like setting. Initial plans include reconfiguring the common areas to support events like live music, pop-up retail, and community programming. Patios for outdoor dining; improved connectivity and wayfinding across the property; and new storefront signage are other enhancements visitors can expect in the future.
