Asana Partners Reveals Redevelopment Details for Pacific Box on Upper Peninsula
CHARLESTON, S.C. (AUGUST 21, 2025) — Locals can anticipate more dining and retail along with improved outdoor amenities at Pacific Box, located on Charleston’s Upper Peninsula and home of Edmund’s Oast Brewing Co. & Taproom and Rancho Lewis. The improvements include converting 26,000 square feet of office space into lifestyle retail and restaurants while enhancing the existing gathering areas and adding new parking.
Asana Partners began redevelopment activities in June with completion slated for second quarter 2026. Existing tenants will remain open throughout the project.
“Pacific Box is one of the key mixed-use destinations in North Morrison, with a strong core tenancy and ample parking. Known for its repurposed warehouses and lively atmosphere, Pacific Box has a long history on Upper King. What began in 1869 as an outpost of fertilizer company Pacific Guano, later became a box and cratewarehouse. Today, the property spans almost 10 acres, with 221,600 square feet of curated retail, office, and restaurant space. The property is situated a half mile from Charleston’s historic district and in the center of North Morrison’s (NoMo) bustling food scene and thriving community of artists, entrepreneurs, and creative tech companies.
Project Highlights
With the newly converted space, the redevelopment is designed to draw a tailored mix of retailers, wellness providers, and eateries that complement the existing businesses at Pacific Box. Plans for the neighborhood-focused setting include:
Creating a marquee 6,000-square-foot restaurant opportunity adjacent to Edmund’s Oast and Rancho Lewis
Upgrading the exterior aesthetic, including new premium stone cladding and storefront glass
Adding new retail façades, bringing in more natural light and improving visibility across the site
Enhancing the central courtyard and turf areas with the addition of live oaks and new landscaping, a kids play area, and a dedicated venue for year-round programming
Adding a covered patio for dining and retail, upgrading wayfinding signs, and placing new, shaded outdoor seating across the property
Increasing the parking area by approximately 60 new spaces for Pacific Box businesses and visitors
